十八世紀末期,漢口被列強瓜分得四分五裂。《馬關(guān)條約》簽訂后,日本為了更強勢的壟斷長江流域的航運與商貿(mào)權(quán),隨后在時為英租界的漢口沿江大道與江漢路的黃金交點處,建造了一座文藝復(fù)興式建筑,日信洋行大樓由此誕生。
At the end of the 18th century, Hankou was divided up by the big powers. After the signing of the Treaty of Shimonoseki, Japan, in order to monopolize the shipping and trade rights of the Yangtze River basin more strongly, then built a Renaissance building at the golden intersection of the Yanjiang Avenue and Jianghan Road in Hankou, which was then the British concession, and the Japanese Trust International Building was born.

該建筑屬文藝復(fù)興式建筑。橫向三段式構(gòu)圖,臨街外墻麻石(花崗巖)砌筑。一至二層長窗料石。三至五層中部圓柱頂挑陽臺,別具特色。四層窗戶為落地窗。橫貫五層的陽臺與中部凸起的弧狀樓體作十字形交叉,豐富了樓體立面的層次。外墻鑲嵌著寶石造型的墻飾,以渦卷紋和枝葉環(huán)繞,十分精美。檐口頂建有女兒墻。大樓外立面造型多變,又莊重得體。建成時間:1916年動工,1920年建成。1945年抗戰(zhàn)勝利后,日信洋行被中國政府沒收為軍產(chǎn),現(xiàn)為廣州軍區(qū)湖北房地管理局。是武漢市優(yōu)秀歷史建筑。
The building belongs to Renaissance architecture. Transverse three-section composition, facing the street, the outer wall is built with rubble (granite). Long window stone on the first to second floors. The central column overhanging balcony on the third to fifth floors is unique. The windows on the fourth floor are French windows. The balcony across the fifth floor and the arch building in the middle are crossed in a cross shape, which enriches the level of the building facade. The exterior wall is inlaid with jewel-shaped wall decorations, surrounded by scroll patterns and branches and leaves, which are very exquisite. A parapet is built at the top of the cornice. The exterior facade of the building is changeable and dignified., Completion time: construction started in 1916 and completed in 1920. After the victory of the Anti-Japanese War in 1945, the Japanese Trust Foreign Company was confiscated as military products by the Chinese government and is now the Hubei Real Estate Administration of the Guangzhou Military Region. It is an excellent historical building in Wuhan.

2023年1月8日湖北省建筑設(shè)計院在八家優(yōu)秀的設(shè)計單位中脫穎而出,成功中標(biāo)了該項目的設(shè)計總包服務(wù)工作。
On January 8, 2023, Hubei Provincial Architectural Design Institute stood out among eight excellent design units and successfully won the bid for the design general contracting service of the project.
湖北省建筑設(shè)計院工程咨詢研究院承擔(dān)了本項目的設(shè)計工作,多次勘察現(xiàn)場,了解建筑內(nèi)外結(jié)構(gòu)狀況,與原住戶深入訪談,了解建筑的前世今生,為后續(xù)設(shè)計工作起到了關(guān)鍵性指導(dǎo)意義。首先,該建筑不能滿足現(xiàn)代抗震和承載力要求,內(nèi)部消防設(shè)施匱乏,缺少消防樓梯,更不能滿足現(xiàn)代消防規(guī)范要求。建筑立面除了門窗老舊待更新更換之外,整體立面造型的處理手法以保留保護為主,不得破壞墻體和歷史遺存元素。
The Engineering Consulting and Research Institute of Hubei Provincial Architectural Design Institute has undertaken the design work of the project. It has investigated the site many times to understand the internal and external structural conditions of the building, and conducted in-depth interviews with the original residents to understand the past and present life of the building, which has played a key guiding role for the follow-up design work. First of all, the building can not meet the requirements of modern earthquake resistance and bearing capacity, the internal fire protection facilities are scarce, the lack of fire stairs, and the requirements of modern fire protection codes can not be met. In addition to the old doors and windows to be updated and replaced, the treatment of the overall facade modeling is mainly to preserve and protect the wall and historical heritage elements.
建筑內(nèi)部現(xiàn)狀
方案前期在對既有長租公寓市場進行了研究分析基礎(chǔ)上,從客群、對標(biāo)案例以及不同品質(zhì)長租公寓案例研究等諸多因素進行初步定位。提出打造輕奢品質(zhì)的一站式服務(wù)“馨居所”。功能涵蓋共享大堂、便利店、書吧等六項配套功能。
In the early stage of the program, based on the research and analysis of the existing long-rent apartment market, the preliminary positioning is carried out from various factors such as customer groups, bid cases and case studies of different quality long-rent apartments. Proposed to create a light luxury quality one-stop service "Xin residence". Functions cover the shared lobby, convenience store, book bar and other six supporting functions.
配套功能意向策劃
方案設(shè)計的首要原則就是要充分尊重結(jié)構(gòu)現(xiàn)狀,減少拆改。這里不光是改造成本因素的考量,更是要以保護的初心去進行設(shè)計,不能讓已遍體鱗傷的歷史建筑再傷筋動骨。
The first principle of the scheme design is to fully respect the current situation of the structure and reduce demolition and alteration. This is not only the consideration of the cost of the renovation, but also the design with the original intention of protection. The bruised historical buildings should not be damaged again.
原結(jié)構(gòu)利用分析圖
對于主入口的改造,考慮原建筑并無入口大堂,僅有一條約3米的廊道。方案擬通過對入口左側(cè)空間的利用,擴大入口大廳,形成由走“廊”向“堂”的轉(zhuǎn)變。
The original building has no entrance hall, only a corridor of about 3 meters. The plan is to expand the entrance through the demolition and renovation of the entrance wall, forming a transformation from the corridor to the lobby.

設(shè)計方案根據(jù)現(xiàn)有窗墻體系、結(jié)構(gòu)柱網(wǎng)有機的進行排房,因地制宜的形成“非刻意性”尺寸。既滿足了輕奢檔的尺度定位,又滿足了最大化利舊。
According to the existing window and wall system and structural column network, the plan arranges houses organically, and forms "non intentional" dimensions according to local conditions. It not only meets the standard positioning of light luxury, but also maximizes the use of the old.

對于房間內(nèi)部出現(xiàn)的無法避免的構(gòu)造柱和隔墻,方案也通過室內(nèi)裝飾手法進行了“柜包柱”、“墻遮柱”處理,從而使得房間內(nèi)部空間完整。
For the unavoidable constructional columns and partition walls in the room, the scheme industry has carried out the treatment of "cabinet packing column" and "wall shielding column" through the interior decoration technique, so as to make the internal space of the room complete.

規(guī)劃合理科學(xué)的布置各項功能用房,盡可能的優(yōu)化房間形狀和面積,最大化利用每個房間的采光;將沒有日照條件的空間區(qū)域作為中心的公共空間加以利用。
